一. 法律与程序:1。海外投资者置业成为非居民购房,在加拿大没有特别限制,故每年有美国,欧洲,中东和中港韩人士在多伦多买房。2。买房流程:1。委托一个代表你的买方经纪。2。通过MLS在网上看房,或实地看房。(现房),3。选中后,出Offer,可传真签字或授权(P.O.A)多伦多朋友或经纪本人。4。交付日期,条件,价格谈妥后交付定金。5。办理贷款,验楼手续,并委托律师。6。买楼花较简单,根据平面图和价格表选中单位,按建筑商的标准合同签署即可。

Investing in Canada
Non-residents can legally buy, own and sell real estate in Canada. Ontario (like most other provinces in Canada) has no restrictions on foreign ownership of real estate.

If you stay in Canada for 6 months or less per year, you are considered a non-resident. You must apply for immigrant status, if you stay in Canada for more than 6 months.

A non-resident can open a bank account and buy property. Usually, with a 35% down payment, mortgage financing can be arranged through local banks and mortgage brokers.

Canadian income taxes are complex and the taxation of Canadian real estate depends on whether the use of the property is for a principal residence, an active business or as a rental property. We suggest to seek advice from a qualified tax expert and/or accountant to discuss individual tax concerns.

Real Estate in Ontario is organized and governed by the Real Estate Council of Ontario (RECO), the Ontario Real Estate Association (OREA) and the Canadian Real Estate Association (CREA). A licensed Realtor registered with the Toronto Real Estate Board (TREB) can show any property listed for sale on the Multiple Listing Service (MLS). It is not necessary to have more than one Realtor working for you.
